O’Brien handles advertising your unit, taking applications from prospective tenants and evaluating the applications. We have access to the major credit reporting companies and expertise in fully qualifying your tenant with regards to income, rental history, credit worthiness, and history of rental upkeep.
Lease execution & lease administration
We provide a professionally prepared lease agreement which protects you, the property owner. We explain the details of the lease to your tenant and execute the lease. During the lease term, we watch to assure that your tenants meet the requirements of the lease.
Rent collection
As your property manager, O’Brien collects your rent and pays your property bills.
Interfacing with tenants
All tenant concerns are filtered through our office. We handle tenant concerns and tenant phone calls.
Maintenance management
At O’Brien, we schedule necessary maintenance with competent and experienced contractors who are licensed, bonded and insured. In the event of an emergency, our staff is on call 24-hours a day to respond to emergency situations.

If so, we will first offer current residents a lease renewal based on our agreement with you. If the lease renewal is declined, we will quickly advertise your property and interview suitable tenants. Our goal is to maintain a low vacancy rate netting you a greater profit.

Property Management Fees
Generally, Property Management fees range from 8% - 10% of the rental amount, depending on the owner's specific situation. It's well worth it.
